Locke Summit Estates (“LSE”) consists of 73 lots spread out over 308 acres of hillside forestland high above the Sunday River and Androscoggin River Valleys. Aside from the peaks of Sunday River Ski Resort, LSE offers the highest elevation views of the entire Sunday River Valley, Ole Spec Mountain, and the Mahoosuc Notch, through which runs the Appalachian Trail. LSE is the only subdivision property in the area which offers water views of the two river valleys (some lots overlook both!), the slopes of Mt. Abram and Bethel Village. You could witness the rise and fall of Bethel’s Snowwoman, Olympia Snow(e) from some of our lots and our common area Picnic Rock! And yet, with all of our wilderness characteristics, our entrance is only 5 minutes from Bethel Village. Aside from our unique location and views LSE is differentiated from other Sunday River Valley subdivisions by its extraordinary amenities. Nowhere else in the area will you find a keypad-gated community with clubhouse including pool, hot tub, fitness room and conference room, underground utilities, granite driveway markers, etc., as well as multi-use hiking trails And all of this is available at pricing which is comparable to other properties in the valley. After two and a half years of design, engineering and permitting to ensure that we are offering the finest possible product, LSE is proud to introduce Phase I, 28 lots of 2+ acres that lie in Bethel and rise above the valley from the site of the former Gould Academy ski jumps. These lots offer a remarkable diversity of views to the north (The Sunday River Valley, Ole Spec and the Mahoosucs), the east (The Androscoggin River Valley, the sun- and moon-rises), and the south (The Androscoggin River Valley, Bethel and Mt. Abram). Phase I also includes our common area Picnic Rock, one of the most scenic spots in the Western Maine foothills. Though Phase II is not yet available for sale, we are accepting reservation agreements. These lots are also 2+ acres and are on the Newry side of the town line. Construction of the road in Phase II will begin either after 16-18 lots in Phase I have been sold or when 10-12 lots in Phase II are reserved. These numbers are subject to some adjustment, but will serve as a general idea as to the availability of our Phase II lots.
